Brighten that sh*t up!
With winter time comes shorter days and longer periods of darkness. This can make it more challenging to show properties that have limited lighting, especially after the sun has gone down.
A few quick tips if you have a dark (cough cough Garden) unit and want it to brighten up potential buyers instead of leaving them in need of a vitamin D pill:
Get some standing lamps. These things are a huge ROI in terms of the impact they have. One trick is to put 1 in the first dark area or corner buyers may notice.
Mirrors are game changers. Putting a mirror on a wall is like opening up a passage to another room. Ever been somewhere where you can’t tell if it’s a different room or a mirrored wall at first. Yeah, imagine the psychological impact it will have when showing your property.
Get rid of dark colors. Who cares if your client’s daughter is emo and wants to show off her Marilyn Mason poster? If it’s dark-colored, GET RID OF IT. You can replace with lighter colors (white, silver, beige) that will look much better.
As some ad copywriters say, “You want to enter the conversation your prospect is already having in their mind”. If the potential buyers already know the property is below ground, they probably have expectations that it’s going to be dark. Flip the switch on them so they are ready to sign on the dotted line right then and there.
